What is a building foundation?
Building foundations, whether it be for residential or commercial property is the structure in which a building is constructed on. Many different factors play a role in choosing the appropriate foundation for a building and there are many types of foundations.
Common types of foundations include concrete slab foundations, piles, crawlspaces, or basements. Depending on your homes’ geographical location, certain types of foundation are more appropriate due to the climate or the slope of the land. For example, often times in coastal areas that are prone to flooding such as Louisiana, Pile, also known as raised foundations, are preferred since it keeps the home off the ground protecting it from flood waters. Basements are usually not appropriate in places like the south with excess moisture and flooding issues since they are easily permeated by water. Concrete slab foundations are strong, cost effective foundations, however they are not recommended in places with frigid climates because the soil may freeze causing cracks in the foundation. Crawlspaces generally elevate the bottom of the home around 18” and are preferred when there is a slope in the soil because less excavation is necessary versus flattening the land for a level concrete slab, however excess moisture may become trapped.
There are different situations that are taken into consideration when choosing which type of foundation is most appropriate for the building. There are pros and cons for each type of foundation and regardless of the type used they are all prone to a common problem- moisture.
The most common problem for any type of foundation is due to moisture. Soil should slope away from the foundation and any hard surfaces such as driveways to ensure proper water drainage. If water is not directed away from the foundation of a home, it can cause the soil to shift, crack, or crumble in turn causing the foundation to be compromised and need repair.
